CHELMSFORD — Zoning Board of Appeals unanimously approves two variances for Russell Road residential lot. The board voted 5-0 to reduce the required front yard setback from 20 feet to 14 feet and 5-0 to override the 80 percent contiguous upland lot requirement for applicant Dylan Lee's 2.78-acre parcel in the Residential RC District. Attorney Douglas Hausler argued the lot's exceptional size, irregular frontage, and extensive wetlands creating unique hardship justified the variances; the Conservation Commission had previously approved the project after two years of permitting.
Building Commissioner Jose Negron had initially questioned the lot's grandfathered status, but the board granted both variances on their merits.
